1. Acceptance of Terms
By accessing or using UNMLS, you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the platform.
2. Description of Service
UNMLS is a for-sale-by-owner (FSBO) property listing platform. We provide a marketplace for property owners, brokers, and other sellers to list properties for sale or rent. We do not participate in real estate transactions, provide legal advice, or act as a licensed broker.
3. User Accounts
You must provide accurate, current, and complete information when creating an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account.
4. Listing Content
Sellers are solely responsible for the accuracy and legality of their listings. By posting a listing, you represent that you have the legal right to sell or rent the property. We reserve the right to remove any listing that violates these terms or applicable law.
5. Payments and Subscriptions
Listing fees are billed monthly via Stripe. All prices are in USD. You may cancel your subscription at any time; your listing remains active until the end of your current billing period. Refunds are not provided for partial months.
6. Prohibited Conduct
You agree not to:
- Post fraudulent, misleading, or illegal listings
- Scrape or harvest data from the platform
- Interfere with the platform's operation or security
- Use the platform for any unlawful purpose
- Impersonate another person or entity
7. Intellectual Property
The UNMLS platform, including its design, features, and content (excluding user-submitted listings), is owned by UNMLS. You retain ownership of content you submit but grant us a license to display it on the platform.
8. Limitation of Liability
UNMLS is provided "as is" without warranties of any kind. We are not liable for any damages arising from your use of the platform, including but not limited to disputes between buyers and sellers, property defects, or transaction outcomes.
9. Termination
We may suspend or terminate your account at any time for violation of these terms. You may delete your account at any time through your account settings.
10. Governing Law
These terms are governed by the laws of the United States. Any disputes shall be resolved in the appropriate courts.
